Together we build
a better future

for investors, for property professionals
and for the community

our vision and values

Our vision at CrowdProperty is to build a more rewarding financial era whilst making a lasting and significant contribution to society.

Traditional lending is in crisis: SME property professionals are struggling to access the finance they need, and investors are receiving inferior rates of interest due to high overhead banking costs.

CrowdProperty’s founders built our business to tackle these fundamental issues. We provide quick and easy finance to property professionals whilst giving investors inflation-beating interest, all whilst meeting the rising demand for quality residential housing in the process.

Our founders are leaders in the property industry. Using their experience, we ensure we select and oversee only the very best projects for investment. We use our advanced technology to pair investors directly with borrowers so we all share in projects’ success, keeping true to the original fair ethos of peer-to-peer lending.

our story

Founded in 2014, we have swiftly become one of the UK’s leading property specialist peer-to-peer lenders, facilitating millions of pounds worth of short term loans to SME property professionals.

CrowdProperty has been FCA authorised and regulated since the 1st November 2017 having proven that our process are robust, our platform stable and our due diligence rigorous, as well as confirming our commitment to transparency and client focus. In September 2018 we became a member of the Peer-to-Peer Finance Association, elected by the biggest and most reputable platforms in the sector for our exemplary operating process. We continue to invest across all levels and functions of the business.

our team

Our founding team shares almost 100 years’ property experience and have their own extensive property portfolios. Our critical edge is that we understand the intricacies of projects and developments, which enables us to complete stronger, quicker and more relevant due diligence and to lend more on occasion than traditional lenders.

"Deep, hands-on expertise in exactly the asset class we are lending against gives us a critical edge in truly understanding our customers and their needs having been in their shoes for decades ourselves. As property people offering property finance with a direct to developer business model, we have uniquely close relationships with our borrowers, meaning superior economics (therefore offering a better deal to both lenders and borrowers), superior underwriting, superior loan monitoring and superior retention of borrowing customers, proving ourselves as a true funding partner. Our investors and borrowers tell us that it is our expertise and track record that keeps them coming back to us."

“Protecting our retail and institutional investors’ money is paramount and we are therefore firmly positioned as a lender of first resort to quality SME property professionals undertaking quality property projects, always secured by the first legal charge. The CrowdProperty Shield articulates how our rigorous due diligence, 1st charge security and unparalleled expertise, coupled with a prudent approach to scaling ensures we maintain our 100% payback track record, hence attracting institutional capital in addition to retail capital growth."

“The CrowdProperty business model, fundamental expertise at the core of the business, quality first-charge positioning and technology-focus presents huge opportunity to take the UK SME property project market. It’s impressive how the team have taken their time to build strategic advantage in the sector and can now controllably, selectively and profitably scale, with quality at the core. I particularly like the long-term business focus and their pursuit of excellence – it’s easy to see huge potential, hence gladly accepting the position to bring deep financial services, asset management, risk management and alternative finance operating expertise, including through high growth stages to the CrowdProperty board."

“CrowdProperty’s proposition tackles the fundamental issues around financing for SME residential property developers. Housebuilding output from this segment, which is a critical segment for the UK economy, has significantly declined since the Global Financial Crisis as traditional lenders have reduced their focus here for various reasons. Supporting SMEs is a subject which I have been passionate about for many years and I embrace the opportunity to continue to do so as part of the CrowdProperty Board. The fundamental property expertise at the core of the business, track record and technology underpinning have enabled CrowdProperty to develop a clear and strong proposition, achieving strategic advantages in the sector and the ability to scale. I very much look forward to being part of the next stage of growth."

“A property business is all about people, and CrowdProperty is no exception. We have built a strong team who are exceptionally good at building lasting relationships with both our investors and borrowers, all trusting us to deliver an efficient and effective customer service. The diversity of our team is key to the disruptive and innovative business that we have built - constantly challenging market norms, thriving off interaction and collaboration, and bringing different experiences, ideas and perspectives to create a culture of continuous improvement. There is a strong cohesive bond between all teams and this is based on deep expertise, trust and mutual respect, all driving towards the same aims. I am exceptionally proud of the team culture and spirit at CrowdProperty and this grows year on year."

“It has been our strategy, right from the outset, to provide a simple, ethical, transparent and fair way for everyone to build a better future together, delivering a better deal for all through an efficient online lending platform made effective by deep property expertise. Proven through over 5 years of lending and a 100% payback track record, CrowdProperty has huge potential to unlock the single biggest barrier faced by SME property professionals who can build out smaller parcels of land to deliver more UK homes, providing much needed housing supply for under-supplied domestic demand at mainstream price points and spend in the UK economy on labour, materials and services, whilst delivering better returns to retail and institutional investors."
