Planning Gain Finance
Our Planning Gain Finance product enables you to secure developments which have not
yet received the benefit of planning permission, helping to fund asset acquisitions, planning surveys
and applications costs in arrears. All applications will be appraised by our in-house planning team,
who will advise on the likelihood of planning permission being granted. As part of risk management,
Developers may be required to enter into an abortive planning costs insurance policy to protect LTVs
in a planning refusal scenario.
Once planning permission has been granted, you can migrate onto a CrowdProperty Development Finance
loan to progress the project.
Bridging Finance
Our Bridging Finance product can help you secure a property purchase quickly,
span stages through a property project, unlock capital from an asset or fund
a moderate level of works. It is structured in a single drawdown and can be
serviced with monthly interest-only payments with an option for rolled up
interest if appropriate. Up to 75% LTV, secured by First Charge.
Auction Finance
Our Auction Finance product fast-tracks completion to guarantee delivery
of the finance you need within tight auction timescales. Often the
funding purpose will align to one of the products above where the asset
is to be developed or refurbished with speed and certainty even more
important. Up to 75% LTV.

Our Development Exit Finance product helps you to bridge the period between finishing
(or almost finishing) a development project, releasing the commitments of a development
finance loan and providing breathing space to achieve the most successful exit for your
project, whether a sale or a refinance onto long-term finance. Up to 75% LTV.
